Driveway resurfacing in Sarasota and Bradenton
The driveway is the first thing anyone sees, and here it takes a beating: orange stains from the sprinklers, oil spots, tire marks and cracks that keep spreading. Resurfacing puts a new finished surface over the concrete you already have.

What causes orange stains on driveways in Sarasota and Manatee?
Usually the sprinklers: irrigation water that carries iron leaves orange and brown streaks wherever the spray lands on concrete.
Many homes here water from a well or with reclaimed water, and both can carry iron. Over a few summers the spray pattern shows up on the driveway as a rusty fan. Stain removers lighten it, but it returns as long as the same water keeps hitting the same concrete. Adjusting the sprinkler heads stops most of it at the source, and a darker or mottled finish hides new staining better than a light one.
Check the heads
Run the sprinklers and watch where they hit the drive. Small adjustments help a lot.
Color choice
Warm tans, terracotta and mottled finishes hide rust tones better than white or light gray.
Prep first
Existing stains are cleaned and the surface prepped before anything new goes down.
Can a cracked driveway be resurfaced, or does it need replacing?
Most driveways with surface wear and small cracks can be resurfaced; broken, sunken or heaving slabs need repair or replacement first.
Hairline cracks and worn, rough surfaces are what resurfacing is for. Wide cracks that open and close through the year, sections that have sunk, or slabs lifted by tree roots are a different problem, and a new surface laid on top would crack the same way. Cracks are filled before anything goes down, and the existing control joints are kept so the slab can still move.
Resurface
Surface wear, stains, hairline cracks, and rough or flaking patches.
Repair first
Wider cracks and chipped edges are repaired before the new surface goes on.
Replace
Sunken or root-lifted sections are a concrete job, not a coating job.
What about a driveway that sat in storm water?
Salt left on concrete after a surge has to be washed out before any new coating goes on, or it can stop the coating from bonding.
Homes near the bay and on Siesta Key and Longboat Key have seen driveways and garage floors sit under salt water during storms. Once the water drains, a white crust or powder on the concrete is a sign that salt and minerals are still working their way out. The surface is washed and prepped until it is clean, and flaking or soft spots are ground back to sound concrete before resurfacing.

Salt and minerals coming out of the concrete. They are cleaned off before anything else.
Soft or flaking spots
Ground back to sound concrete and repaired.
Does my HOA have rules about driveway color?
Many deed-restricted communities in Sarasota and Manatee do, so check the approved colors before you choose a finish.
Some associations want an approval form for any change to the outside of the home, and the driveway counts. Others only ask that it be kept clean, which is how a stained driveway ends up with a letter. Get the approved palette from the association first, then pick a finish inside it.
Ask for the palette
Many associations publish their approved exterior colors.
Submit if needed
If approval is required, the color name and a photo of the finish usually go in with the form.
What does driveway resurfacing cost in Sarasota and Manatee?
Price depends on the driveway, so ask about yours; the area, the cracks and stains and the finish you pick move it most.
Square footage
The drive itself, plus any walkway, front entry or apron you want included.
Repairs
Cracks, chipped edges and flaking spots add work before resurfacing.
Stains
Rust, oil and tire marks take extra cleaning and prep.
The finish
A plain color, a mottled look or a pattern with borders, each with its own steps.
How does a driveway get resurfaced?
Ask
Tell us the driveway size and what is wrong with it now, and ask for a quote.
Clean
Stains, oil and salt are cleaned off and the surface is pressure washed.
Prep and repair
The surface is usually ground and repaired so the new layer has something to grip, and cracks are filled.
Resurface and cure
The new surface goes down, then the drive needs time before cars go back on it. Ask for the schedule.

Driveway questions
Will the orange stains come back?
They can if the same sprinkler water keeps hitting the drive. Adjusting the heads helps most, and a darker or mottled color hides new staining better.
How long before I can park on it?
Foot traffic usually comes first, cars later. The wait depends on the system and the weather, so ask for the schedule.
Can the walkway and front entry be done at the same time?
Yes, and it usually looks better when they match. Ask to include them in the quote.
Is a resurfaced driveway slippery in the rain?
Outdoor finishes are textured for grip. Ask about the texture if your drive slopes toward the street.
